To better expedite maintenance requests, a work order must be submitted through Vista Management. Once received, the work order is expedited to a Board member and/or a representative from Vista Management who will respond accordingly.
Why is a work order important? Work orders are a record of maintenance performed around the community. If you ask someone directly for maintenance assistance, there is no record of your request. A work order helps the Board organize and follow-through with requests, so you know that your concern has been received.
The conduits and wires for the new electronic pool gate card readers were installed last week. Starting in December, Raintree residents will receive their pool pass and an electronic card to open the gate. You’ll need both of these to use and enter the pool. Check out the photos to see what the boxes look like at the gates.
Over the past few weeks, several residents have observed a trend at the Clubview Drive dumpster that is creating a mess and potential health hazards:
Trash bags are being left OUTSIDE of the gates of the dumpster and/or beside the gates leading into the dumpster.
Trash bags are being left inside the gates, beside the dumpster.
White kitchen bags with orange ties are being left beside the dumpster and the ties are NOT TIED. Animals have gotten into these bags.
Sometimes the trash is put into small boxes and lined up on the side of the dumpster gate.
It should come as no surprise that garbage must be placed INSIDE the dumpster. This is a friendly reminder that when garbage is not handled properly, your neighbors not only see your mess, but often have to pick up your mess.

It doesn’t take much to remember that we have pets in our community. If you don’t watch your step, you are liable to step in one such reminder!
Besides being unsightly and smelly, animal waste can carry bacteria and parasites which can affect both humans and other pets.
One of the most common forms of disease transmission between dogs is through fecal matter.
By taking a few simple steps to clean up after your pet, you contribute not only to the beautification of our community but also help to eliminate one of the most irritating nuisances in our community. Thank you for your cooperation.
When walking your dog(s) in the community, remember to:
Stay on the community grass and sidewalks.
Take along a baggie with you to pick up waste with and then dispose of it properly.
The Raintree pool is currently open. By choosing to enter the pool area, you are entering at your own risk and understand that you could be infected with COVID-19.
Please follow the safety guidelines below. Non-compliance of these guidelines will result in pool closure.
Practice social distancing and keep at least 6 feet (2 meters) between your party and others.
Bring your own hand sanitizer.
Bring your own disinfectant wipes to wipe down table surfaces, chairs and anything you touch in the restroom.
Chairs and chaise lounges must be covered with a towel.
Please do not use the pool, hot tub (spa), and/or pool area if you feel unwell or are experiencing COVID-19 symptoms. Owners and renters should evaluate their risk in determining whether to use the pool, hot tub (spa) or the pool area.
Remember to wash your hands often.
Don’t forget to put down the umbrella.
If you see lightning while in the pool, exit the water immediately and use the “30 second-30 minute” rule to determine when it is safe to go back into the water. Count to 30 and listen for thunder. If thunder is heard, do not go back into the pool for 30 minutes.
5/11/2020 Update: The Raintree pool area, pool and spa (hot tub) will remain closed until at least June 16th. During this time, the pool will be drained, repaired and resurfaced to be brought up to current code. Watch for notices posted at the mailboxes and pool gates for opening details. 5/5/2020 Update: The pool will be pressure tested this week for leaks in the water lines and will remain closed during this time. The pool is tentatively scheduled to re-open on May 9th. Watch for notices posted at the mailboxes and pool gates.
3/27/2020 Update: The Raintree pool area, pool and spa (hot tub) are currently closed in order to comply with the Orange County Emergency Order 2020-04 regarding COVID-19/Section 2 that states that all pools and playgrounds must be closed [for 14 days]. This is also in response to the Orange County “Stay at Home” order that went into effect on April 9th at 11:00 p.m.
The 2020 Raintree pool passes were mailed last week to all owners. Each unit is given one pool pass – you can have a total of 8 persons at the pool. Pool passes are required and must always be visible while in the pool area. The Raintree pool facilities are for the use of Raintree owners and their guests or Raintree renters and their guests only.
If you see a person or group without a pool pass visible – especially if you do not recognize them as a resident – call Ventura Security at 407-380-5672 and ask them to do a pool pass check.
Please contact Vista Management if you are an owner and did not receive your 2020 pool pass. If you are a renter or guest, please contact the owner of the unit for more assistance.
Starting Monday, July 15th, security provider Ramco Protective will replace Securitas and provide gate access control and security services within Ventura. Ramco Protective is a single-source security services provider, providing not only trained security officers but also gate access equipment installation, repair and maintenance services.
Also effective Monday, July 15th, GateAccess.net will replace TEKWave. This new system will offer the following features: web access to add guests, App accessibility, and voice call-in. After the transition, Ventura residents will no longer be able to call Access Control to add visitors. The only way to add guests or vendors will be through GateAccess.net or by calling the Admin Office at 407-275-7002.
If you are trying to add guests or a vendor to come on property before July 15th, enter them into TEKWave. Ventura will release more details regarding GateAccess.net soon.
Large unwanted items such as mattresses, sofas, and other household furniture are ending up in the Raintree dumpsters. Not only are these items taking up precious space for the usual trash, many of these items are in good condition and can be easily picked up for recycling or donation. Check out how to get rid of these larger items responsibly.
Over the past few months, the pool area has received several upgrades, including new stall partitions in both bathrooms, as well as a Christmas palm in the hot tub area, which replaced older plants in need of refurbishment.
The old bathroom stalls were deteriorating, and it was decided that it was time to install new ones. They are light gray and a thick plastic material, so they should hold up nicely in the Florida weather. Installation was performed by Ron Bochat, Barry Litka, Chris Hirst, Don Cottrell, and Lee Sterner. Dave and Susan Keetch handled the painting and clean-up. Everything looks great!
The Board of Directions would like to thank Charlie and Joanne Hessler for donating the palm. The palm originated from the Hessler’s courtyard, which was overgrown and too big for the area. In an effort to save the palm, the Board accepted the tree and gave permission for it to be planted in the hot tub area. The transplant was challenging, but Charlie, Mike Gallagher, John Gardner, Ron Bochat and Dave (Maintenance staff), were able to get the job done.
The donation of this tree is just one of the many landscaping items (such as mulch) donated by residents over the past few months in an effort to renew and refresh the Raintree landscaping.
As such, the Board of Directors would also like to thank MaryJo Cottrell, Tom Rawson, Christine Wanta, and Dave and Susan Keetch for taking an interest in the beautification of Raintree. Over the past few months, they have contributed their time to weeding, mulching and pruning not only around the pool area, but around their condos units.
